Before the Inspector Arrives: What to Prepare

You do not need to prepare extensively before a mold inspection. It is helpful to note any areas of the property where you have noticed musty odors, visible discoloration, or water damage history. Write these down if you can, since giving the inspector a starting point helps ensure that areas of concern receive focused attention.

Do not clean or paint over suspect areas before the inspection. Cleaning affected surfaces before sampling removes the very material the inspector needs to test. If you have concerns about an area, leave it undisturbed and let the professional assess it.

Step 1: The Initial Walkthrough and Assessment

A professional mold inspector begins with a systematic visual assessment of the property. They are looking for visible mold growth, signs of past or present moisture intrusion, water stains, efflorescence, peeling paint, warped materials, and conditions that favor mold growth, such as poor ventilation, high relative humidity, or evidence of plumbing leaks.

The inspector may use a moisture meter to identify elevated moisture levels in walls, floors, and ceilings, even without visible damage. Elevated moisture readings point to areas where mold may be growing behind finished surfaces and not visible to the naked eye.

Step 2: Air Sampling

Air sampling is the most used method for professional mold testing. A calibrated sampling pump draws a measured volume of air through a collection cassette (called a spore trap) over a set period. The cassette captures mold spores present in the air and is sent to the laboratory for analysis.

Air samples are typically collected in areas of concern as well as in an outdoor reference location. The outdoor sample establishes a baseline for naturally occurring mold spore levels in the local environment. Laboratory analysis identifies the mold types present in each sample and quantifies the concentration, giving you a direct, data-driven comparison between indoor and outdoor air quality.

Step 3: Surface Sampling

When visible mold growth is present, the inspector may collect surface samples using a tape lift or bulk sample. Surface sampling identifies the specific mold types growing on a material and provides confirmation of what is visible. It is particularly useful for distinguishing mold from staining or other discoloration, and for identifying the mold type involved when treatment or remediation planning requires that information. This method is non-destructive and takes only seconds to collect.

Step 4: Laboratory Analysis

Collected samples go to the laboratory for analysis. For spore trap air samples, analysts examine the cassette under microscopy and count and identify the spore types present per cubic meter of air sampled. For surface samples, analysts identify the mold type present under microscopy.

A mobile testing lab processes samples rapidly and can return results within hours of sample collection, compared to the 5 to 7 business days typical of conventional off-site laboratories. The analytical methodology is identical, the difference is logistics, not science.

Step 5: The Report and What It Tells You

Your final report includes the sampling locations, sample types collected, laboratory findings for each sample including mold type and concentration data, a comparison to outdoor baseline samples, and professional interpretation of the findings.

A well-written report gives you a clear answer: whether mold is present at levels of concern, what mold types are involved, and where concentrations are highest. If remediation is recommended, the report provides the documented foundation for scoping that work. If results are within normal range, the report gives you documented peace of mind.
